GMH | Gebäudemanagement Hamburg GmbH is responsible for managing various properties for the Free and Hanseatic City of Hamburg. This includes construction measures such as repairs, new builds, and renovations, with a focus on the economic relationship between construction investment and operating costs. GMH aims for economic efficiency while ensuring transparency and participation. The overall project, Olympiastützpunkt HH/SH, consists of five components. The new central building will house administrative offices, training and diagnostic rooms, recovery areas, as well as physiotherapy, seminar, and event spaces. The goal is to support athletes by providing a central location for training, recovery, and nutrition. The Athletes' House will offer accommodations for athletes and educators, a large central cafeteria, and all educational spaces. A basement garage and a two-story sports hall are also planned. Additionally, part of the existing swimming hall will be renovated and expanded. The outdoor facilities will include more sports areas, particularly beach volleyball courts, as well as a community square and Dulsbergboulevard. The construction project requires professional construction logistics to ensure smooth operations. A key aspect is the ongoing operation of the Olympiastützpunkt, Beach Hamburg, and Bäderland, which must continue without disruption during the construction work, alongside the neighboring school construction site ATW, which is also being implemented simultaneously. This necessitates precise management of material deliveries, construction traffic, and storage areas to avoid disruptions. The limited access and restricted delivery options present additional logistical challenges. Furthermore, the project includes several sub-projects with varying construction phases that do not start simultaneously but overlap. This requires close coordination between trades, timely material provision, and optimal use of limited storage areas. Given these complex requirements, professional construction logistics management is essential for the efficient, timely, and disruption-free execution of the project.
