Seafront Public Toilets Roof Refurbishment Project

Looe Town Council is seeking qualified contractors to undertake a comprehensive roof refurbishment of the Seafront Toilets building located in a Conservation Area. The project involves removal of deteriorated Delabole slate roof with nail sickness, disposal of hazardous materials including asbestos, and installation of new slate, breathable membrane, soffits, facias, gutters, and associated components. Key requirements include: CDM Regulations 2015 compliance with HSE-approved high-level access; retention of existing Delabole slates where possible; maintenance of public toilet facilities (Mens, Ladies, and Accessible) and store access throughout works; removal of all waste from site; and consultation with Cornwall Council Building Control for necessary permissions. Tenderers will be evaluated on methodology (including ability to maintain public access and timescale), relevant experience with similar works and CDM-regulated projects, and references. Submit detailed information on materials, fixing methods, waste management, site access considerations, and availability for project commencement. Pre-tender site visits are encouraged.
