Fire Safety Remediation Works for 53-Unit Residential Building in Dublin

Clúid Housing is seeking contractors to execute fire remediation and safety compliance works at a 53-unit residential development located at Belarmine Ave, Stepaside, Dublin 18. The project aims to address fire safety deficiencies and bring the building into compliance with current standards including TGD Part B (Fire Safety) of the Building Regulations and IS 3218:2913 for fire alarm systems. The mixed-use development contains residential apartments above ground-floor commercial units (commercial areas excluded from scope). Key work packages include: installation of fire-stopping systems at service penetrations and wall/floor junctions; replacement or upgrade of fire-rated doors, closers, and seals; retrofitting of cavity barriers around gas flues and at each floor level; construction of a basement bin store with ventilation system; fire alarm cable rerouting and improvements to service risers and shafts; sealing of socket and switch boxes within fire-rated partitions; and implementation of general compartmentation and passive fire protection measures. All works must be executed within an occupied residential environment, requiring careful coordination and planning to minimize resident disruption and ensure safety throughout the project duration.
