Total Facilities Management Services for Northern Trains Network

Northern Trains Limited (NTL) is seeking a single facilities management contractor to provide comprehensive Total Facilities Management (TFM) services across 474 train stations, 34 engineering locations, and 27 beneficiary locations throughout the North of England rail network. The contract encompasses a wide range of services designed to maintain safe, compliant, and operationally efficient facilities while delivering high-quality customer experiences. Key service areas include: mobilisation and contract management; business continuity and disaster recovery planning; general service requirements; CAFM system operation; helpdesk services; planned and reactive maintenance; strategic asset management planning; grounds maintenance; cleaning services (planned, periodic, reactive, and specialist); pest control; poster campaigns; and events management. The scope also includes depot security services, Fire Risk Assessments (extended to medium-risk locations), and optional winterisation services to ensure operational resilience. Minor Works options are available for small-scale activities such as painting, platform markings, electrical work, and building repairs. The selected contractor will apply best industry practice techniques to meet performance targets, ensure statutory compliance, maintain assets according to manufacturer guidance, optimize building performance, and maximize customer satisfaction. The contract may be novated or assigned to other Train Operating Companies or successor entities following corporate restructuring. NTL reserves the right not to award the contract and will not be liable for any supplier costs incurred during the procurement process.
