Phase 4 Enabling Works and Infrastructure - Weyside Urban Village, Guildford

Weyside Urban Village is a major regeneration programme in Guildford delivering approximately 1,550 dwellings alongside retail, healthcare, community facilities, and employment space. This opportunity comprises two separate contract packages for Phase 4 works. Enabling Works Package: This JCT 24 Standard Contract includes demolition of the existing sewage treatment works, vegetation clearance and tree felling, topsoil stripping, archaeological investigations, ground investigations, and topographic surveys. Procurement begins September 2026, with contract award targeted for May 2027 and site start in November 2027. Main Contract Works Package: This JCT 24 Design and Build Contract covers sitewide contamination remediation, site platform creation and levelling, drainage infrastructure including pipework and attenuation systems, utility infrastructure, highway formations, street lighting, non-motorised user routes, and S278 junction works. Procurement commences March 2027, with contract award anticipated March 2028 and information from enabling works available from June 2028. Both contracts require the contractor to provide post-contract Principal Designer services. The site is located at the existing Thames Water Sewage Treatment facilities in Guildford, GU1 1QG, as part of the wider Slyfield regeneration programme.
