    Brief

    Aylsham Town Council seeks a qualified contractor to replace the heating system at Aylsham Town Hall, a working public building. The project includes: (1) Installation of two new 48KW high-efficiency condensing boilers (96KW total) with 5-year manufacturer guarantee, featuring smart heating controls for two zones, new pipework, flue liner, and conversion to a sealed pressurized system; (2) Replacement of two gas heaters with fan-assisted radiators in the Green Room and Council Chamber; (3) Installation of three additional radiators in the Archive Room and ground floor east toilet with thermostatic controls; and (4) Full commissioning with Gas Safety Certificate, warranty provision, and system flushing with corrosion inhibitor. The boilers will be positioned in the cellar at suitable height to minimize flood risk, connected to a new plate heat exchanger that maintains the existing open-vent system. All works must be coordinated with Town Council staff to minimize disruption to building users. The successful contractor must provide a risk assessment, method statement, proof of Public Liability insurance, arrange site visits with the Maintenance Manager, and restore any damage to the building fabric. All waste must be cleared in accordance with waste transfer licensing regulations. A site visit is strongly recommended before submitting a quote.
