    Brief

    This is a major refurbishment project for the British Ambassador's Residence (HMA Residence) in Athens, with an estimated contract value of £8.9m to £9.4m including Greek VAT. The project follows successful seismic strengthening works and includes a comprehensive scope: full replacement of building services and MEP systems, structural repairs, bathroom and kitchen upgrades including a new commercial kitchen, new flooring throughout, fire safety improvements, installation of a new externally accessed lift, drainage system separation, roof replacement, and solar PV installation. All work must be executed with careful consideration of the building's heritage significance and diplomatic status. The contractor must demonstrate proven experience delivering complex refurbishment projects in heritage, diplomatic, or similarly sensitive environments, with capability to work to UK standards and project-specific requirements. All contractors and subcontractors require FCDO security vetting and approval, with local police checks for local labour and SC clearances for management (desirable but not essential). The procurement will use a two-stage NEC4 ECC Option A contract with Option X22, with Stage 1 covering design elements, long-lead procurement, and mobilisation, and Stage 2 covering execution of refurbishment works.
