Construction of Four Multi-Family Wooden Hybrid Houses in Burghausen

The Burghauser Wohnbau GmbH is acting as the representative for the City of Burghausen to construct four new subsidized multi-family houses using wooden hybrid construction on Paul-Klee-Straße. All buildings aim to achieve the DGNB Gold certification. Each of the four nearly identical three-story houses will contain nine units, totaling 36 units with three different types of apartments arranged vertically. The breakdown of units is as follows: 12 two-room apartments, 11 three-room apartments, 1 community room (in Building C), and 12 four-room apartments. This contract is for the services of a partial general contractor for the construction of the buildings in wooden hybrid construction, excluding electrical and building services technology. The contractor is expected to provide a ready-to-use service. The boundary of the services between the partial general contractor and the on-site electrical and building services technology is defined as follows: the installation of lines, including all necessary excavation and earthworks outside the building, will be carried out by the partial general contractor, with the boundary being the outer limiting component (foundation slab or exterior wall). The execution (partially waterproof as required) is the responsibility of the partial general contractor, while the on-site trade takes over from the inner edge of the building. The external facilities are not included in the scope of the partial general contractor's services. The service boundary is the filling of the work area. The exact scope of the general contractor's services is detailed in the tender documents, particularly in the specifications. Additionally, the maintenance of the elevator systems according to the attached AMEV contract is included, but this service will not be awarded with the contract and will remain subject to a later decision by the client.
