Property Sales Services for Pudasjärvi City (2025-2027)

The City of Pudasjärvi is seeking proposals for real estate brokerage services from May 1, 2025, to April 30, 2027. There is an option to extend the contract for an additional year, from May 1, 2027, to April 30, 2028. The supplier will be compensated with a fee based on property appraisals (separate fees for apartments and properties) and a commission for completed sales. The commission is fixed for sales up to €10,000 and percentage-based for sales exceeding €10,000. The supplier will not receive travel or other reimbursements for services, nor for any sales that do not occur. The contract covers the brokerage of share apartments, commercial properties, and other real estate types, excluding primarily forest land, which will be tendered separately. Most properties to be brokered are of low value, but there may be 1-2 significantly valuable properties during the contract period. Acquiring the necessary documentation for the properties may be time-consuming, and the broker must take an active and guiding approach to obtain these documents. The selection criteria will be based on price, with different weightings for appraisal fees, fixed commission, and percentage commission. All information must be submitted through the bidding service instead of providing a separate bid document. The city reserves the right to decide not to list a property for sale, to manage the sale of an individual property independently without using the selected supplier, or to reject a bid for a property.
