Basement Waterproofing and Refurbishment Project

This project involves the refurbishment and waterproofing of existing sub-basement areas in a high-security, heritage-listed building. The goal is to create a fully waterproof, dry, and functional environment for long-term use. Key tasks include: - Carefully removing existing finishes to reveal the underlying structure. - Installing a specialized cavity drain and damp proof membrane system on walls and floors, including necessary fixings, drainage channels, and connections to existing sump pits. - Cleaning and re-commissioning sump pits, which involves supplying and installing new submersible sump pumps, float sensors, discharge pipework, and a new control panel that integrates with the Building Management System (BMS). - Applying cementitious or resin-based tanking in designated areas, following manufacturer guidelines and relevant British Standards (e.g., BS 8102:2022 for water ingress protection). - Constructing new internal partitions, raised access flooring, ceilings, joinery, and decorations to restore the area after waterproofing. - Adjusting or reinstating existing building services impacted by the work, including power, lighting, fire detection, and public address systems. - Coordinating with the Landlord's Facilities Management team and ongoing building operations to ensure secure access, minimal disruption, and compliance with Canada House site protocols.
