Dundalk Institute of Technology – North Building Roof and Mechanical/Electrical Services Upgrade

Dundalk Institute of Technology is seeking construction contractors for comprehensive renovation of the North Building, including roofing replacement, thermal insulation upgrades, and mechanical and electrical systems modernization. Key scope items include: removal and replacement of end-of-life roof membranes with new waterproofing and insulation layers; upgrade of existing mechanical and electrical infrastructure to current standards; replacement of roof flashings, parapets, and rainwater systems; safe removal and disposal of asbestos-containing materials per survey findings; removal of obsolete roof lights and water tank rooms with structural reinstatement; installation of new automated opening vents and replacement roof lights; creation of new windows in lecture rooms; upgrades to plant rooms including larger water tank/pump accommodation, structural reinforcement, boiler replacement, floor insulation, and installation of new Air Source Heat Pump equipment; complete mechanical and electrical works throughout including new water distribution pipework in ceiling voids; and installation of roof perimeter fall arrest systems. Works will be executed in a single continuous phase commencing September 2023 during the academic year with restrictions on noisy activities to minimize disruption to educational spaces. The contracting authority reserves the option to extend this contract to include similar works on the adjacent South Building. Suppliers should note ongoing academic operations and coordination requirements.
