Comprehensive Site Surveys for Grounds Maintenance and Communal Services

Midland Heart is seeking a qualified surveying contractor to conduct detailed baseline surveys across approximately 100 residential sites to support future procurement and service delivery. The contractor will assess and document all external and internal communal areas, including grounds maintenance assets (grassed areas, planted areas, hard landscaped surfaces, biodiverse areas), internal communal spaces (corridors, stairwells, entrance halls, lifts, bin stores), and window cleaning requirements (counting individual and communal windows with accessibility notes). All assets must be measured in square metres and recorded with sufficient detail to inform service specifications, asset schedules, maintenance frequencies, and budgeting. Surveyors must identify defects, overgrowth, fly-tipping, damaged assets, health and safety concerns, and items requiring removal or replacement. Deliverables include comprehensive site plans, photographs, schedules, and supporting documentation in a clear, structured format suitable for future tendering and operational management. The successful contractor must demonstrate relevant professional qualifications or experience in grounds maintenance, arboriculture, landscaping, estate management, or building surveying; deploy competent personnel; apply consistent surveying methodology across all locations; maintain quality assurance and data validation; and work collaboratively with Midland Heart throughout the programme. The contractor will develop a detailed mobilisation plan with realistic timelines and regular progress reporting to ensure delivery against agreed milestones.
