    Brief

    This contract provides Hard Facilities Management (FM) Maintenance and Building Fabric Services for the Parliamentary Estate over an initial term of 6.5 years with optional extensions of up to 2 additional years (1+1). The contract covers fixed maintenance costs, reactive maintenance up to specified thresholds, variable costs for reactive maintenance above thresholds, small project works, indexation, and risk allowances, with a total estimated value including all possible costs and extensions. The scope may be modified during the contract period to add or remove properties (such as Norman Shaw North), adjust contract value by up to 20% for property changes, add or remove optional services, or increase value by up to 20% for reactive repairs and up to 50% for small works following asset validation. The contract also allows for potential cost increases if asset conditions prove worse than anticipated or if inflation exceeds initial estimates. The Authority retains the right to extend the contract duration and assign its obligations to the Delivery Authority as needed.
