Chapel Hill Residential Development Contract

VIVID is seeking a contractor for a Pre-Construction Services Agreement (PCSA) to collaboratively manage the design and cost estimation for a residential development at Chapel Hill, Basingstoke. The goal is to transition into a fixed-price design and build contract. The PCSA will include discharging pre-start planning conditions and may progress to RIBA Stage 5, allowing for immediate site work after the PCSA period. The anticipated timeline for the PCSA is from Q3 2025 to Q4 2025/Q1 2026. The contractor will oversee the design process according to the Employer's Requirements outlined in the tender documents. The project involves designing and constructing 73 new residential units, along with necessary landscaping and infrastructure works. Existing buildings on the site will be demolished, and the contractor must handle any necessary agreements for the works. Site constraints include existing structures, ecological and archaeological considerations, and the need for continuous access for Network Rail to the railway line during construction.
