Design and Build: 40 Affordable Homes at College Heath Road, Mildenhall

Procurement for the complete design and construction of a 40-unit affordable residential development at College Heath Road, Mildenhall, including all infrastructure, roads, drainage, utilities, landscaping and statutory approvals. The project will be delivered under a JCT Design and Build Contract 2024 on a brownfield site that formerly housed council offices. The successful contractor will manage the entire design development process, secure all necessary statutory approvals and Building Regulations compliance, obtain NHBC Social Housing Warranty certification, coordinate utility infrastructure and adoption processes, and oversee all site clearance and demolition works including removal of remaining structures and hardstanding. The contractor must meet specified sectional completion milestones, manage building safety and regulatory compliance, and ensure successful handover with comprehensive defects management. The Authority prioritizes programme certainty, design quality, build quality, safety standards, and customer satisfaction. Tenderers must familiarize themselves with site constraints and existing infrastructure integration requirements.
