Real Estate Valuation Services for Ulster Canal Phase 3 Land Acquisition

Waterways Ireland seeks a qualified Valuer to provide comprehensive real estate valuation and property acquisition support for the Phase 3 Ulster Canal project. The Valuer will conduct in-person meetings with landowners, identify and reference affected properties and legal interests, and review Compulsory Purchase Order (CPO) schedules and maps for accuracy. Key responsibilities include determining market valuations, negotiating property acquisitions in compliance with CPO procedures, and assessing injurious affection claims covering business interruption, relocation costs, and reinstatement expenses. The Valuer will advise on accommodation works (physical mitigations such as boundary walls or access gates) to minimize cash compensation, manage stakeholder relationships with landowners and elected representatives, and prepare detailed valuation reports with financial settlement recommendations. Additional duties include representing Waterways Ireland in property arbitration appeals, reviewing and negotiating professional fees from claimants, maintaining a property transaction database, liaising with Land Registry offices in both jurisdictions, and supporting the organization's broader property portfolio management including disposals, acquisitions, easements, rights of way, leases, and licenses.
