Annual Safety Surveys and Minor Repairs for Multi-Storey Residential Blocks

Appointment of a contractor to conduct annual steeplejack surveys and minor repairs on approximately 103 multi-storey residential flats in the Leeds area. The contractor will perform comprehensive safety inspections of high-rise buildings (18 metres and over), including detailed roof survey reports and minor repair services using specialist access equipment. Work scope includes hammer and penetration testing as appropriate, removal of loose materials, and condition assessment of all external building elements including roof coverings, parapets, copings, lightning conductors, railings, brickwork, concrete, render, timber, tiling, balustrades, windows, doors, walkways, soffits, and rainwater pipes. The contract runs for three years with an optional 12-month extension. Annual inspections will cover all 103 blocks, with flexibility to add or remove blocks based on ongoing local authority works. The contract will be procured using JCT Measured Term 2024 edition. Estimated total value is £1.2 million (£300,000 per annum). Bidding contractors or consortia must demonstrate a turnover of at least £600,000 annually and maintain positive net worth.
