    Brief

    Cardiff and Vale College is seeking a Principal Contractor to manage the comprehensive refurbishment of St William House in Cardiff city centre. The five-storey building will be converted from office space into a modern educational facility housing teaching spaces, vocational training areas, creative arts studios, workshops, and administrative offices. Key works include: demolition and strip-out of existing fit-out, structural alterations, installation of new mechanical and electrical services, internal reconfiguration, fire safety and acoustic upgrades, external works, roof-mounted services, and photovoltaic panels. The contractor must deliver all works to RIBA design standards, comply with CDM requirements and Building Regulations, achieve BREEAM objectives, and complete testing, commissioning and handover.
