Fire Safety Systems Maintenance and Repair Services

This is a contract to provide comprehensive fire safety system services across Northern Ireland, including periodic inspections, testing, servicing, maintenance, and repair of active fire safety installations. Services cover 24/7 emergency call-outs and repairs, installation of replacement components for fire detection and alarm systems, emergency lighting, dry risers, automatic opening and smoke vents, fire-fighting equipment, disabled refuge intercom systems, controlled door entry systems, automatic doors, gates, barriers, and CCTV installations. Services will be provided to social housing blocks, commercial properties, and offices managed by the Contracting Authority. The contract includes an initial 5-year term with a potential 2-year extension based on annual performance reviews. Key requirements include IT software system integration, customer-focused service delivery, value-for-money commitment, collaborative working practices, innovation and continuous improvement, monthly/quarterly/annual performance reviews, KPI management, and social value commitments. The Contracting Authority currently manages 522 fire alarm sites, 542 emergency lighting sites, 42 controlled door entry sites, and 205 automatic door/gate/barrier sites. The contract value may increase if additional properties are acquired during the term and may decrease if properties are disposed of. TUPE regulations may apply to the incumbent contractor's workforce.
