    Brief

    Cambridge City Council is seeking two separate contractors to provide ongoing responsive repairs and maintenance services across its housing and commercial property estate. This is a relaunch of a project first advertised in September 2025. Scope of Work: Two separate, long-term contracts (5-8 years) divided by geographic location, with an estimated combined value of £32.0 million. Work will be allocated on an as-needed basis with varying urgency levels, covering: - Responsive repairs and reactive maintenance - Specialist work including glazing, roofing, brickwork, masonry, plastering, fencing, and scaffolding - General building works and rubbish/garden clearance - Void property refurbishment for vacant Council housing - Commercial property maintenance - Out-of-hours and emergency call-out services - Supplementary support to the in-house Direct Labour Organisation during peak periods - Small structural works including wall reinforcement and underpinning Key Requirements: Contractors must demonstrate strong capacity to manage high-volume, non-batched work with rapid response times. The Council intends to award one contractor per lot, establishing a three-way partnership to improve service efficiency for residents. Timeline: Full tenders to be released by end of October 2026, with contract awards by mid-January 2027 and mobilisation required by mid-April 2027.
