Roof Replacement and Window Maintenance at Northern Lighthouse Board Headquarters

This project involves comprehensive roof and building envelope works at 84 George Street, a Grade A listed building. The scope includes replacement of roof slates, underslating felt, and all zinc and lead flashings (estimated to be 60 years old), repairs to dormer leadwork and timber elements, and repainting of timber-framed windows. Works must comply with listed building requirements to preserve the building's original character while ensuring the roof is watertight and public safety is maintained. Key activities include: designing and erecting temporary scaffolding to front and rear elevations, conducting asbestos survey, carefully removing and storing existing materials, replacing rotten sarking boards, repairing chimneys and rainwater goods, inspecting and repairing window pointing, and applying new paint coating systems. The contractor must provide comprehensive as-built documentation and a Health and Safety file in accordance with CDM Regulations. Project start is anticipated for September 2026.
