    Brief

Abingdon-on-Thames Town Council is seeking a contractor to install and reconfigure mechanical and electrical (M&E) services to separate Abbey Hall into two independent, fully operational buildings: Abbey Hall and Guildhall. The primary scope focuses on the Guildhall, including removal of redundant services, disconnection and isolation of interconnecting services between the two buildings, modification of retained services, and installation of new services for newly formed rooms and partitions. Works in Abbey Hall are limited to safe disconnection and isolation of interconnecting services only. The contractor must deliver a complete, compliant, and fully functional M&E installation in accordance with project specifications, JDP General Technical Specification (Parts 3M and 3E), British Standards, and all relevant statutory regulations. As both buildings are part of a Grade II listed complex, all work must protect the listed building fabric—no services, fixings, or installations may be attached to, penetrate, or adversely affect historic elements. Heritage constraints must be verified on site before work begins, and all activities must respect the building's historic significance and conservation requirements.
