Brief
The buildings at Florian-Geyer-Str. 1-11 are located in the city center of Gera and are part of the historic ensemble "Old Town" as well as the renovation area "City Center". They can be accessed via the access road to the city moat. The residential buildings were constructed in 1979/1980 as five-story panel buildings with a high ground floor. They are of the type WBS70. Buildings 1, 3, and 5 are arranged parallel to the city moat, while buildings 7, 9, and 11 are orthogonal to it. This creates an L-shaped arrangement that, together with the adjacent Kornmarkt, forms a neighborhood that is enclosed by a courtyard. The entrances to the houses are located on the courtyard side. During the renovation work, the buildings will be uninhabited. As part of the comprehensive renovation, a total of four new passenger elevators will be installed to improve the quality of living. Two elevators will be built in the areas of staircases 1 and 3, serving the intermediate landings (half floors). Two additional elevators will be externally attached to the entrances of houses 5-7 and 9, ensuring level access to the apartments on the respective floors. An extension will be built at house 5/7, serving as an elevator shaft and connector. Floor plan adjustments will be necessary in the affected areas. This will fully realize barrier-free access for the selected entrances. To reduce heat demand and increase energy efficiency, the building will also undergo energy-efficient renovation by installing an external thermal insulation composite system (ETICS), renewing windows with triple glazing, and adding new balcony railings with installed balcony glazing. Additionally, a new corner balcony will be installed at house 11. The roof will be renewed, the entire building technology, staircases, main drainage, and the living environment will be upgraded. All apartments will be renovated after demolition work (removal of light partition walls between kitchen and living room, removal of railings and thresholds in the balcony area). This includes the renewal of bathrooms with sanitary fixtures and tiles, apartment technology, floor coverings, wallpaper on ceilings and walls, apartment entrance doors, interior doors, and windows with double-leaf balcony doors. The services now being tendered for the renewal of the property drainage represent advance services that cannot be carried out technologically in parallel with the implementation of other measures. Brief description of the type and scope of the service: Tree protection/construction road - 2 units. Implementation of traffic regulations - 40 m2 of bitumen installation or removal (driveway protection) - 200 m of fixed protection fence - 250 drive-over plates - 80 m3 of gravel/stone cushion - 10 units of individual tree protection. Drainage channel work - 110 m2 of sidewalk slabs 120 x 120 cm to be removed/stored - 520 m3 of trench excavation/backfilling - 120 m3 of frost protection layer to be created - 240 drainage pipes PP up to DN 200 to be laid/sanded - 8 drainage shafts - 4 street drains - 8 m of trenchless pipe rehabilitation up to DN 200. Demolition work - 5 m3 (24 m2) of concrete floor breaking in the basement - 170 m2 of bitumen surface to be broken out/installed - 5 m3 of concrete to close break areas - 5 drainage shafts/street drains to be removed - 7 m3 of sealing of old pipes up to DN 200 - 200 m of removal of old pipes up to DN 200.
