Property Maintenance Services Contract

The City of Lohja is seeking a property maintenance contractor to manage tasks for city-owned properties. Specific properties will be agreed upon separately. Working hours are weekdays from 7:00 AM to 3:30 PM (7.24 hours per day). The role does not include on-call duties or overtime; outside of working hours, the city's own property emergency service and security company will handle any issues. Responsibilities include technical property maintenance (repair tasks and preventive maintenance). Lawn mowing will primarily be handled by the city's own organization. Snow removal using machinery will be managed by a subcontractor, while manual snow removal tasks will be the responsibility of the property maintenance contractor. The contractor must be proficient in using the Granlund Manager and Fidelix building automation systems. The buyer will provide training on technical systems as needed. The main contract period is from February 1, 2026, to January 31, 2029, with an option to extend for one additional year from February 1, 2029, to January 31, 2030.
