Brief

This procurement opportunity involves the installation of fire cavity barriers at party wall and party slab junctions in external façades, plus fire stopping around openings at six residential properties (2, 10, 18, 27, 34, and 42 Queensland Road). The scope requires stripping back and reconstructing external façades across three material types: masonry (majority of facades), standing seam zinc cladding (top floor recessed areas), and curtain walling (top floor feature elements). Works include removal of existing outer leaves, insulation, and accessories down to the structural sheathing level; installation of new fire cavity barriers and rigid insulation; replacement of outer materials with new masonry, zinc cladding, or curtain wall panels; and fire stopping of all penetrations and M&E components. This is a JCT Intermediate Contract 2024 with Contractor's Design, where the contractor must provide temporary works design (scaffolding calculations), setting out designs, and substrate-specific fixing specifications.
