Renovation of Victoria Hall in Oakham

Oakham Town Council is seeking bids from qualified contractors for the phased refurbishment of Victoria Hall, a Grade II listed community building in Rutland. This project phase includes several key tasks: repairing the roof and associated structures, investigating the floor and addressing damp issues, renovating toilets and improving accessibility, repairing or replacing windows in line with heritage guidelines, and repairing or replacing guttering and rainwater systems. Additionally, internal upgrades and cosmetic improvements will be made, along with an electrical investigation. Contractors must provide a detailed breakdown of the work, including methods, materials, and adherence to conservation standards. A fixed-cost schedule for each work element is required, along with proposed timelines to minimize disruption to community activities. Any additional work or risks identified during the initial survey must also be noted. An initial building survey will be provided to the selected contractor. This phase aims to assess the project's viability and inform future funding and delivery stages. Contractors should have experience with heritage buildings and provide relevant accreditations and references. Preference will be given to local contractors.
