    Brief

    The Burgenlandkreis is planning the construction of a new school campus in the area of 'Stadtquartier Schönburger Straße', which will include a school building and a three-field sports hall. This tender does not include the planned center for vocational preparation (BVJ) on the site. The construction area for the new campus is located east of the Naumburg center, within the boundaries of a legally valid development plan (B-Plan No. 62 'Stadtquartier Schönburger Straße'). The previous buildings and surface coverings have already been demolished. The school property is situated along Schönburger Straße to the south and the newly planned Dr. Wilhelm Kniest Straße to the east, between Schönburger Straße and Grochlitzer Straße. The campus also includes the property with parcel number 692. The street area between Schönburger, Rosa-Luxemburg, and Grochlitzer Straße is characterized by a largely homogeneous development of mostly three-story residential buildings. The property is mostly flat and covers an area of 25,196 m². The new school campus will be distributed across three building sections. The tender specifies the building parts of the project as follows: Part A - School Building: This building will house the classrooms for the special school, secondary school, and parts of the BVJ, forming the largest mass of the facility and is divided into three 'building cubes', with heights ranging from two to four stories. The three building sections are each organized around a central courtyard. The buildings will be constructed using solid construction methods with load-bearing walls and columns made of reinforced concrete, as well as reinforced concrete ceilings with flat roofs. The foundation will be on reinforced concrete slabs. The middle building section (A1) will have a basement, while the northern and southern sections (A2 and A3) will not. Part B - Sports Hall: The three-field sports hall is located north of the school building. The large hall space has DIN dimensions (45 x 27 m) and is connected to a two-story functional area on the southern side. The foundation for the social area will be a slab foundation with reinforced concrete slabs, while the hall will be founded on individual foundations and foundation strips under the outer walls. The load-bearing walls, columns, and ceilings in the social area will be constructed in reinforced concrete. The hall roof will be made with glued laminated timber trusses and a load-bearing shell of steel trapezoidal sheet. The workshop building of the BVJ (Part C) is not part of this tender.
