Brief
The Val de Saône Centre Community of Communes (CCVSC) consists of 15 municipalities and has nearly 21,000 residents. As part of its economic development mandate, the community manages several business parks that create jobs. Currently, there is no available land in the four business parks managed by the CCVSC. The VISIONIS 7 business park project aims to create an economic park dedicated to office, industrial, artisanal, and other activities on approximately 12 hectares, located in the Grand Rivolet area of Montceaux (01090) in the Ain department (01). The objectives are to: • Sustainably develop job opportunities in the area • Unite economic stakeholders by providing services tailored to their needs and offering development prospects to ensure the longevity of their activities • Ensure economic diversification by encouraging the establishment of new businesses • Embed the project within a sustainable development framework. The VISIONIS 7 economic activity zone (12ha) is part of a series of VISIONIS business parks (4/5/6) located at the intersections of the municipalities of Guéreins, Montceaux, and Montmerle-sur-Saône. Its northern boundary is defined by the RD 17 road connecting Belleville sur Saône to Montceaux, while the southern boundary is defined by the RD88 road. To the west, it borders the Visionis 6 Park and a mixed-use area of activities and housing. To the east, Visionis 7 is adjacent to a residential subdivision. This mission aims to facilitate the establishment of the VISIONIS 7 business zone in Montceaux while respecting the environmental challenges of the site. The project led by the CCVSC requires an environmental authorization request under the Environmental Code. Following the regulatory framework, the Visionis 7 project is subject to the following authorizations: - for installations, works, and activities impacting water and aquatic environments (IOTA), water law file, - for environmental assessment, - for protected species derogation - for deforestation (non-exhaustive list, to be correlated with the actual needs of the file). The services of this contract include: - the request for a unique environmental authorization (AEU) (water law file), - the impact study serving as an assessment of Natura 2000 impacts, - the request for protected species derogation (DDEP), - the deforestation file.
