Construction of Residential Buildings in Espoo

This procurement opportunity involves a new construction project for three rental apartment buildings, storage facilities, ground-level parking spaces, and surrounding areas in Kalajärvi, Espoo. The project includes the demolition of an old row house on the site, which is not part of this contract. Existing roads and municipal infrastructure are already in place. The residential buildings will consist of three four-story apartment buildings, three external storage buildings, and ground-level parking spaces. Common areas will be located on the lower floors and attics of the residential buildings, which will also house ventilation equipment. The buildings will be constructed with a concrete frame and connected to district heating, featuring centralized ventilation with heat recovery. Solar panels will be installed on the roof of one building. The project will include 85 apartments, covering 4,931 square meters of living space and 7,759 square meters of gross floor area, with a total volume of 24,981.5 cubic meters. The project will be executed as a total contract, including structural, HVAC, electrical, and automation works, so bidders must have the necessary qualifications and capabilities. Detailed project plans, including the distribution of design responsibilities and specific quantities, are provided in the contract documents. The building permit is currently under review and is expected to be granted in October 2025. The developer aims to finalize contracts as soon as possible after the bidding process, with construction expected to start in November-December 2025, contingent upon the building permit being valid, approval from the board of Espoon Asunnot Oy, no appeals against the procurement decision, and acceptance of costs by the State-supported housing construction center.
