Expansion of Childcare Facility in Tübingen

The University City of Tübingen is planning an expansion of the childcare facility at Kinderhaus Bühl, located at Weilenburgstraße 30 in Tübingen Bühl. The existing facility, which currently accommodates 2.5 groups, will be expanded to serve 5 groups (2 for children under 3 years and 3 for older children) with a total of 90 childcare places. This will involve extending the existing single-story building (approximately 370 m2 of net floor area, built in 1997 with a flat-pitched roof) through an addition and/or possibly a second story (totaling approximately 470 m2 of net floor area). The rooms associated with the existing childcare facility, previously belonging to the Protestant Church (included in the 370 m2), have been acquired by the city and can be repurposed for the childcare facility. The expansion will be constructed using wood, and possibly a hybrid wood construction for structural and/or fire safety reasons, utilizing prefabricated elements. The planning area includes parcels 1138 (existing childcare facility), 1138/3 (church rooms), and 1134 (garden/green space, approximately 750 m2). The total area is nearly 2,760 m2. The contracting authority has budgeted 4 million EUR gross for the entire project, which the planning must adhere to. Estimated eligible net construction costs for the expansion in cost group 300 are approximately 1,760,000 EUR. Estimated eligible net construction costs for the expansion in cost group 400 are approximately 586,500 EUR, with around 282,000 EUR identified in facility groups 4+5. These two cost groups are summarized in fee zone II. Planning services for phases 1 and 2 are expected to begin in September 2024, with construction starting in early September 2025 and completion/hand-over by the end of 2026.
