    Brief

    The city of Roding, located in the Cham district of Bavaria, is planning the construction of a new primary school, a two-court sports hall, and a daycare center. The project will be executed in three phases, adhering to high energy standards without certifications (Kfw 40, no QNG). The first phase involves building a three-stream primary school with 12 classrooms for approximately 280 students, including additional facilities for a special education center and a playground. The second phase will focus on constructing the two-court sports hall. The third phase will establish a daycare center with one kindergarten group and two nursery groups, distinctly separated from the primary school. The school will be built on a vacant lot on Johann-Vaillant-Straße in the industrial area, requiring adjustments to the development plan. Infrastructure for school bus access and parent drop-offs must be considered, with the expectation that most students will arrive via parent taxis. Traffic from local businesses will also be a factor. Preliminary surveying and site investigations have been completed. The school’s design will emphasize open and/or full-day programs, reflected in both educational and architectural aspects, including common areas, restrooms, an auditorium, and activity spaces. The general areas will include an administrative section and a cafeteria with a preparation kitchen, designed for flexibility. Traditional classrooms will be included, but learning houses or clusters are not planned. Additionally, a space for a special education support center and a preparatory school with approximately 300-400 m² will be relocated from its current site in Mitterdorf to the new primary school, necessitating specific considerations for drop-off and pick-up traffic and separation from the primary school. The two-court sports hall will be designed for school and club sports, with no increased requirements from club usage. Planned areas for the new constructions include: school 2,531 m², two-court sports hall according to the space program FAG funding, special education center 300-400 m², daycare center 318 m², playground 1,500 m². The total site area is approximately 14,700 m². Project milestones include: - Start of services: August 2025 - Construction start phase 1: February 2027 - Completion phase 1: March 2029 - Subsequent phases immediately following phase 1. The total estimated cost of the project (KG 200-600) is €28.0 million gross, broken down as follows: - KG 200 €0.6 million - KG 300 €18.1 million - KG 400 €5.1 million - KG 500 €3.1 million - KG 600 €1.2 million. This tender aims to commission the following services: Technical equipment, facility groups 1, 2, 3, 7, and 8 according to §§ 53 ff. HOAI. Services will be commissioned in stages, starting with phases 1-3 according to § 55 HOAI. Phases 4-9 will be called off in stages. There is no legal entitlement to a total commissioning.
