Brief
The Kronach district is planning the demolition and reconstruction of the vocational school in Kronach. The existing building, constructed in several phases between 1965 and 1980, has a total area of approximately 15,000 m² and a gross volume of 59,000 m³. The outdoor areas cover about 13,000 m², excluding gymnasiums and cultural spaces. In 2018 and 2019, extensive analyses, studies, and investigations were conducted on the existing vocational school center to better assess the building's condition and future use. A feasibility study completed in 2023 evaluated the existing buildings in both functional and economic contexts and compared them to a new construction option. The study concluded that a complete new construction of the vocational school center is necessary and should now be implemented. The new building is planned to have approximately 6,800 m² of usable space and about 12,000 m² of gross floor area, to be built on the existing site of the Kronach vocational school. During construction, students are expected to be relocated to existing facilities within Kronach, ensuring that the demolition and new construction do not disrupt ongoing operations. However, not all students can be accommodated in existing spaces, so a portion will need to be temporarily housed in container facilities. The planning for demolition and interim arrangements is not part of this procurement process. Throughout the construction phase, continuous accessibility to the adjacent cultural center must be maintained. Additionally, the simultaneous demolition and construction of two sports halls on the adjacent northwest property must be considered. The current energy supply of the vocational school, located in the energy center in the basement of the sports hall to be demolished, must also be taken into account. The demolition and new construction of the sports halls are not included in this tender. Due to the central location in the Franconian Forest, the client places a high value on the economic and ecological execution of the building and prefers the construction of the vocational school using timber. Economic and ecological alternatives will be developed during the project. The project will be implemented using Building Information Modeling (BIM) methodology. The client's information requirements (AIA) will define organizational structures, responsibilities, essential processes, quality controls, software solutions, and formats to be considered in the further project process. Final information and documents for the AIA will be provided to the invited bidders in the second phase of the process (offer and concept phase). The milestones for project implementation are as follows: - Start of services: June 2025 // - Start of construction: Q2 2027 // - Completion: Q3 2030 // The total estimated cost of the project (KG 200-600) is €50.9 million gross, divided as follows: - KG 200 €1.5 million for preparing interim spaces // - KG 200 €1.2 million for demolition // - KG 300 €26.9 million // - KG 400 €10.9 million // - KG 470 €1.0 million // - KG 500 €3.5 million // - KG 600 €6.0 million // This tender aims to commission the following services: Technical equipment services, system groups 1, 2, 3, 7, and 8, according to §§ 53 ff. HOAI. Services will be commissioned in stages. Initially, phases 1-2 according to § 33 HOAI will be commissioned in the first stage. Phases 3-9 will be called off in stages. There is no legal entitlement to overall commissioning.
