Mainleus Housing Project: Architectural and Engineering Services

The Markt Mainleus is seeking architectural and engineering services for a new housing project on the site of the former Kulmbach spinning mill. This initiative is part of the LandStadt Bayern model project, which aims to establish new uses for urban areas. The project will involve the construction of approximately 48 residential units, primarily two- to three-room apartments, within the existing production halls featuring a characteristic shed roof design. The total area for this development is around 3,600 square meters. The project will also include community spaces for co-working and leisure activities, focusing on energy optimization and social housing. The successful bidder will need to integrate the planning of architecture, structural engineering, fire protection, and building physics due to the close functional relationship between these areas. In the second phase of the process, five selected bidders will be required to develop a conceptual proposal, which will be a key part of the evaluation criteria. Each participant will receive a fee of €10,000 for their proposal, which will be deducted from the planning fee upon contract award. Key dates include planning starting in September 2024, submission of funding and building applications in July 2025, construction beginning in early 2026, and completion of residential units by mid-2027.
