    Brief

    The project involves the construction of a new community center in Wellen, including the design of the surrounding outdoor area. The existing community center is not economically viable to renovate, so a new building will be constructed on the same site. The new center will serve community events and support local associations, fostering community life in Wellen. The design should accommodate various uses, with a space program of approximately 450 square meters. The building organization must be compact and efficient, optimizing necessary access and traffic areas. The project must be designed to be barrier-free in accordance with LBauO and DIN 18040 standards. The adjacent outdoor areas will be used as a parking lot on regular days and as a festival area for various events. The site is located on a slope with a one-story gradient, which must be secured in coordination with the geotechnical consultant. Additionally, a music pavilion on the property must be preserved, as it serves as a stage for events, requiring a barrier-free access. To complete the planning team, a structural engineering office needs to be commissioned. Services required include phases 1 to 6 and construction management. A fee for slope stabilization will be agreed upon on an hourly basis. Initially, phases 1 to 3 will be commissioned. Following a funding application to secure overall financing, phases 4 (level 2) and 5 to 6 (level 3) will be commissioned according to HOAI, with the timeline yet to be verified. The preliminary cost estimate indicates eligible costs of €530,672.27 net, equating to €631,500.00 gross. According to HOAI evaluation criteria, the project falls into fee zone III. Planning is expected to begin at the end of August 2025.
