    Brief

    The project involves the construction of two four-story multi-family residential buildings with a basement, located adjacent to each other, creating a visually unified structure. The ground floor will include three commercial units. The construction work must comply with the provided architectural and technical documentation, as well as the building permit number RDPB-0101/2023, within the timeframe specified in the contract. The total area covered by the project is 12,229.70 m², with a building footprint of 1,658.33 m² and a total volume of 20,988.42 m³. The buildings will have four above-ground floors and one underground floor, reaching a height of 12.95 m. The usable area for residential units is 4,004.81 m², and the usable area for commercial units on the ground floor is 201.02 m². The scope of work includes: - Ensuring the removal of uncontaminated soil from the construction site to a location designated by the contracting authority, specifically to the property of the Mikołów Municipal Botanical Garden, along with spreading the soil; - Cutting down trees that interfere with the project, with logs cut into 2.2 m sections or multiples thereof, and transporting the material (logs, branches, wood chips) to the Mikołów Municipal Services Facility (ZUK); - Conducting replacement plantings; - Providing ornithological supervision during tree cutting; - Demolishing existing retaining walls along Waryńskiego Street and the connector to Krawczyka Street, as well as an existing concrete slab from a previously existing building; - Demolishing existing utilities that conflict with the project, including existing electrical installations and sanitary sewer systems, in accordance with the project documentation; - Installing external networks and utilities (stormwater drainage, water supply, sanitary sewer, gas, electricity); - Completing site development, including two waste shelters, a fenced playground, a bicycle path, pedestrian walkways, 87 parking spaces (including 8 for disabled individuals) for residents and customers of commercial units and the hospital, internal roads, and intersections to Krawczyka Street and the connector to Krawczyka Street; - Constructing an underground rainwater tank; - Building two four-story residential buildings with a shared gas boiler room, totaling 75 apartments (28 in Building A and 47 in Building B), along with internal installations and equipment; - Conducting a comprehensive post-construction geodetic inventory of the completed structures, networks, and connections, and updating the geodetic maps; - Preparing an energy performance certificate and obtaining a usage permit. Note: All supplied equipment, devices, and materials must be new. The work must be carried out in accordance with the building permit decision RDPB-0101/2023 dated February 28, 2023.
