Brief
The Variska Unified School is a building completed in the 1990s, designed by local architect Asko Halme. An extension was built next to the building between 2021 and 2022, during which some areas of the original part were renovated. The need for renovation was identified in a condition study conducted in 2019, which highlighted the requirements for building and technical systems. Additionally, during the repairs of the original part, deficiencies in the joint castings of hollow slabs were discovered, which need to be addressed over a wide area. The project's specific quality and other objectives will be set during the planning phase and may be refined as the design begins. The project will follow the moisture management procedure model established by the Vaasa property management, which includes reviewing defined risk points in collaboration with the relevant designers. The selection of design solutions will consider the life-cycle costs of the solutions. During the design phase, solutions to promote circular economy will be explored. The project aims for low-carbon construction, and the feasibility of different solutions will be assessed during the design phase. Before finalizing the design solutions, the carbon footprint of various options will be evaluated. At least 5% of all construction materials must be non-virgin (i.e., recycled or reused materials). Every stage of the project's design must comply with the VNA 205/2009 Regulation on Construction Work Safety according to the task list of the respective design field. The project will adhere to the Indoor Climate S2 classification and the Cleanliness Level P1 classification. The client will appoint a separate moisture management coordinator and a cleanliness management coordinator for the project. A project plan has been developed, which serves as the basis for the project. The design and construction phases must be carried out in such a way that the functional and quality objectives set in the project plans are met within the given cost target. This procurement includes the HVAC design of the project.
