    Brief

    This contract involves planning services according to § 33 ff HOAI in conjunction with Annex 10, LPH 1-9 for the renovation of the Amtshof in Neukirchen bei Schwandorf. The Amtshof consists of four buildings that are to be extensively renovated and repurposed. The listed residential building, a two-story rubble stone construction with a hipped roof, was built during the Renaissance period according to dendrochronological findings and features architectural elements from both the Renaissance and Baroque periods. The residential building, with a gross floor area of 742.14 m², is intended not only for the current owners but will also include a hall on the upper floor for seminars and cultural events for approximately 60 people. The estimated construction costs are around 1.9 million euros gross. Additionally, the Amtshof includes an outbuilding known as the 'Old Prison.' The construction date of this building is estimated to be around the early 17th century, and it is also listed as a monument. The old prison is to be converted into a holiday apartment for approximately 340,000.00 € gross (construction costs). A stable and a barn are also part of the 'Old Amtshof.' There is no historical information available for these two buildings, but it is assumed that they were built in the first half of the 19th century. After renovation, the stable will house a Zoigl room and a catering kitchen on the ground floor, and a dormitory on the upper floor. The barn will feature a farm shop, a workshop, and a multifunctional event hall for about 200 people for cultural events, club celebrations, seminars, and concerts on the ground floor, with an indoor playground planned for the upper floor. The stable has a gross floor area of 595.60 m², and the barn has 1,212.20 m². The estimated renovation costs for the stable are around 1.44 million euros gross, and for the barn, approximately 1.01 million euros. The total construction costs for the entire project are estimated at around 4.77 million euros. The total costs (construction and ancillary costs) are estimated at approximately 5.58 million euros. It is noted that the project is financially supported by the Free State of Bavaria. Therefore, the guidelines for funding urban renewal measures (Städtebauförderungsrichtlinien – StBauFR) must be considered.
