    Brief

    The Council seeks a joint venture development partner to redevelop the Wendling Estate and St Stephen's Close, a 2.6-hectare council estate in Gospel Oak containing 240 existing homes (191 council-tenanted, 49 leasehold). Following resident approval in July 2021, the redevelopment will deliver approximately 650-750 new high-quality, energy-efficient, and genuinely affordable homes, plus private homes for sale. The project includes replacing the existing hostel and health centre, and improving neighbourhood spaces to address current issues including overcrowding and antisocial behaviour. The redevelopment will adhere to the Landlord Offer that formed the basis of resident support. This is a strategic priority within the Council's Community Investment Programme.
