Building Works and Refurbishment

Clevedon Town Council is seeking suppliers for building works and refurbishment at a listed building located at 42 Old St, Clevedon BS21 6BU. The project involves various repairs and improvements, including: - Providing and erecting scaffolding for safe access to the roof and chimney. - Inspecting and repairing the chimney stack, including replacing damaged mortar with lime mortar. - Inspecting and repairing roof parapet walls, coping stones, ridge tiles, and hip tiles. - Clearing debris from valley gutters and re-seating loose roof tiles. - Inspecting and re-pointing the main stone walls with lime mortar. - Applying a natural stone seal to the rear elevation. - Inspecting and repairing window and door mullions using a suitable repair mix. - Removing and disposing of old timber facia, gutters, and downpipes. - Treating rafter ends and installing new treated timber facia boards. - Installing new 'cast iron' effect UPVC guttering and downpipes. - Overboarding sloping ceilings with insulated plasterboard and plastering. - Repairing water-damaged internal walls and redecorating. For windows, there are two options: **Option 1:** - Stripping existing paint, removing rot, and splicing in new timber. - Applying wood hardener and fitting new period ironmongery. - Installing sliding secondary glazing units. **Option 2:** - Removing existing windows and frames, and installing new Heritage Timber casement windows with slimline double glazing.
